Latest research from datacentrepricing reveals that the Data Centre market is still the largest 3rd-party Data Centre market in Europe, forecast to be well over 1 million m2 by 2025.

The latest research analysing the UK third-party Data Centre market reveals there are over 100 Data Centre Providers with over 250 facilities. The researh also identified twenty-two (22)  New Data Centre Projects with a total space of 252,000 m2 have been announced by the end of June 2021. The UK Data Centre third-party market is grow by 26% over the next four-year period from just under 1 million m2 at the end of 2021.

 

The key trends in the UK third party Data Centre market are shown below:

 

i) A recent trend has been the relative fragmentation of the UK Data Centre market – with a wide number of facilities being developed outside the London and Inner M25 area, where third-party Data Centre facilities were originally established. New Data Centre clusters are being formed around key cities throughout the UK with new regional Data Centre facilities including:


       DataVita Data Centre: located mid-way between Glasgow and Edinburgh in             
       Scotland, the DataVita Data Centre was acquired by HFD Group in May 2021, a
       Scottish commercial property investor from an investor consortium. The facility has
       4,000 m2 of space across four separate data halls.

       Proximity Data Centres: backed by private equity investor ICG, Proximity aims to
       open 20 Edge colocation Data Centre facilities across the UK to provide services to
       local city & conurbations - outside of the London area - across the next 18-month
       period.  

       SilverEdge Data Centre: located in Swindon, in the southwest of England, the
       SilverEdge Data Centre facility was launched in March 2021 consisting of 3,400 m2 of
       space and 7.5 MW of power. The facility has been converted from a former EduServe
        (UK academic network) Data Centre facility.

 

 ii) There is set to be continued Data Centre growth in the Slough cluster - The Slough area continues to be the second largest Data Centre city cluster in the UK - with over 142,000 m2 of Data Centre space and is the fifth largest Data Centre city cluster in Europe. Slough continues to attract investment from Data Centre Providers including CyrusOne, Equinix, GTR, Iron Mountain, Virtus Data Centres, xScale and Yondr Group.

 

iii) Both Slough & the Inner London M25 Data Centre clusters charge premium Data Centre pricing – The Slough & the Inner London M25 Data Centre areas pricing is above the UK average and is at a premium to the other UK city clusters. Pricing is maintained among the Data Centre providers in part due to the value of a connected ecosystem and the cost of land.

 

iv) Due to the cost of space in the London & Slough areas other clusters will experience more demand – Cardiff/Newport in particular appears to be benefiting as a low-cost location for Hyperscale & Cloud providers as an alternative to the Southeast & London areas. One of the key trends will continue to be the variety of Data Centre pricing across the UK, with rack space rates in Slough being Euro €1,154 but only Euro €822 in Manchester.
