German Data Centres are poised for growth over the next 5 years, with a gradual increase in rack space pricing and raised floor space over the period.

A new report published by Tariff Consultancy Ltd (TCL) Data Centre Pricing Germany – 2012 shows that the German Data Centre market – with over 379,000 square metres of raised floor space available as of the end of 2012 – and is forecast to increase capacity by over 42% over the 5 year period to over 541,000 square metres as of the end of 2017.

At the same time the average standard retail German rack space pricing will gradually increase from Euro 733 per month (as of the end of 2012) up to Euro 772 per month (as of the end of 2017) an increase of just over 5% over the 5 year period.

The German Data Centre market will be one of the largest in Europe over the period, second only to the UK. The German market has until recently suffered from intense price competition with Data Centre providers discounting their services. But into 2012 selected Data Centre providers have started to increase average price levels and have reduced the promotional pricing that was rife.

But the German market still has a range of local collocation providers across the country which offers heavily discounted rates for rack space which are as low as Euro 300 per month and which lowers the average market rate. 

By the end of 2012 over 22,000 square metres of new Data Centre capacity is being introduced around the Frankfurt area by wholesale provider E-Shelter alone. Consolidation is also taking place in the German Data Centre market. Telehouse Europe has also recently purchased Frankfurt Data Centre provider Databurg and Equinix has purchased Frankfurt-based telehousing specialist Ancotel.

In terms of raised floor space the German market is still dominated by Frankfurt, with the city accounting for 47% of all Data Centre space as of the end of 2012, followed by Munich (16%) and Dusseldorf (7%) and Hamburg & Berlin (both with 4%). Frankfurt Data Centres have larger Data Centre facilities present than the rest of the country.

But there remain a large number of Data Centre facilities across Germany, with a series of Carrier Based Data Centre providers such as T-Systems, EU Networks, Vodafone and Versatel providing multiple networked collocation facilities around the country. Data Centre facilities outside of the Frankfurt area charge an average discount of around 10% below Data Centre pricing found in the Frankfurt area.     

TCL’s Data Centre Pricing Germany – 2012 report provides a unique survey of some 46 German Data Centre providers which consists of some 151 Data Centre facilities as the basis of the report findings. It provides average pricing – both by kW of power and by square metre - as well as by standard retail rack space. The report also includes details of the typical power bundles available, selected cage space pricing, power available per kW Hour and also selected the cross connect pricing available in the German market.

Finally, the report provides a 5 year forecast for average pricing, with average utilisation and revenue levels for the German Data Centre market from the end of 2012 up to the end of 2017.
