Data Centre Blog 3.0: The expansion of Data Centre capacity throughout Europe – 11 out of 15 countries are seeing growth, almost 700,000 m2 of Data Centre raised floor space

In the latest DCP Euro-DC Trends survey published released in July 2020, DCP finds that eleven countries out of fifteen countries are growing with the construction of new Data Centre facilities. DCP has analysed the fifteen Data Centre Country market in Europe with the UK leading with 887,000 m2 raised floor space followed by Germany with 608,000 and then the Netherlands with 495,000 m2. At the other end of the table, there are Denmark, Belgium and the Czech Republic.

 

The expansion in Data Centre capacity is being made in existing city areas that have an established Data Centre fabric – notably with the continued Data Centre construction boom in Frankfurt (with nine Data Centre facilities being built) out of 12 facilities across Germany. DCP has produced a series of forecasts based on planned Data Centre expansion over the 11 markets - shown in the chart in Figure 1 below:

DCP forecasts that German Data Centre market (the 2nd largest market in Europe) is to grow by 27 per cent to the end of 2021. The Dutch and French Data Centre markets are forecast to grow by 20 and 16 per cent respectively. But the fastest growing Data Centre markets are to come from the secondary city markets.     

 

In total DCP has identified almost 700,000 m2 of Data Centre raised floor space that is under development in the eleven European Countries where expansion is taking place. Two countries (Germany and the UK) alone account for some 43 per cent of new Data Centre space, with a breakdown of the new Data Centre space by country market shown in the pie chart below as a percentage of total developments:

Data Centre developments in Europe are being driven by the need for large high-specification hyperscale and cloud facilities. New Data Centre construction is split between the existing large Data Centre city cluster areas of Frankfurt, the Inner London & M25 area, Slough, Amsterdam & Paris areas and other emerging city area clusters including Dublin, Milan, Rome, Stockholm and Vienna.

 

The secondary Data Centre markets in Europe, which have been under-served so far by hyperscale facilities are now catching up - with new high specification Data Centres being built to bring content and cloud services to the regional audience. Large new Data Centre facilities are being built close to cities as diverse as - Rome, Dublin, Marseille, Berlin, Milan and Warsaw.

 

Finally, the European Data Centre market continues to attract new investors, who are adding new Data Centre capacity in secondary markets. For example, US-based Data Centre Provider Vantage Data Centers in February 2020 announced that it is to build new Data Centre facilities at greenfield sites in Berlin, Frankfurt, Milan, Warsaw and Zurich with the intention of migrating US MNC clients to its new European Data Centre facilities.
